MCA Management Message - February 2010 (re-printed from Feb - Mar edition of News & Views)
In looking back at 2009, with the completion of the refurbishing of the pool baths we are happy to report we were able to achieve all the major goals established at the beginning of the year and stay within MCA’s designated budget. There were many years in which the residents and businesses in the community paid their dues but were not able to see the kind of improvements achieved this past year because it was necessary to build up the needed reserves before the projects could be undertaken. Thanks go to the previous administrations for their foresight in the establishment of the proper reserves and to the residents and businesses for their patience. In addition, with difficult economic times, the cash position of the community was and is being monitored very closely and thanks go to the Finance Committee and the Board for the sometimes tough but necessary spending decisions they made this past year. Similar to last year, goals have been established for capital improvements during 2010. While significant projects need to be put out to bid and actual costs are not known until the bid process occurs, it is anticipated there will be adequate funds to address some much needed work. One such project is the remodeling of the fish ponds around the clubhouse. A little over a year ago the villages were surveyed on various options to remodel these ponds. It was agreed to proceed with the least costly of the options which includes eliminating the upper two ponds and replacing them with landscaping while retaining the lower pond. Another project anticipated to be addressed in 2010 is the replacement of the wood decking at the clubhouse complex. The existing decking is in very poor condition and is overdue for replacement. Other items to be addressed in 2010 include completing the paving of the walking trail in the park, putting a surface coating on the tennis courts, painting and some reconfiguration of the inside of the MCA office condo and beginning a program to replace the furniture in the clubhouse. Meadowcrest now has a new copy machine in the office. The old machine which was a used copier when it was leased five years ago was rapidly breaking down and required repair about twice a week for the last couple of months of the year. After researching options and receiving bids it was determined MCA could save a significant amount by purchasing the new machine as opposed to leasing it. Summerhill has successfully purchased back the three condominiums which had originally been sold to private parties. What this means is they can now change their status from a condominium association to an apartment complex. This is one of the first steps they needed to accomplish under their agreement with the Bank. As a reminder to our residents, if you are going to be away and your home will be unoccupied, please let the staff in the office know so they can note this on the sheriff’s list and the security deputies can keep a check on your home while you are gone. Also let the office know when you return in order that they can take your home off the list.
